Rosecot Guest House is a family business located 7 miles south of Edinburgh, situated on the A68 within the town of Dalkeith. Owned and run by Beatrice and Terry.

Beatrice who originates from Paris is a keen gardener, many of the herbs used by Beatrice for breakfast are home grown from her own herb garden, also an accomplished metal sculpture artist, and many of Beatrice’s pieces can be viewed around Rosecot, including her unique life size steel cowboy boots!

Terry is an accomplished sport diver, artefacts from the deep blue sea can be viewed in the display cabinet situated in the entrance hall. Need to know the time? Time can be viewed from Terry’s unique porthole wall mounted clock. Pictures of reefs, reef fish, to giant moray eels can be viewed from various locations around the world, many taken on location while Terry participated with the accomplished underwater videographer, film maker producer Rick Wood, during filming of various underwater videos from Scotland’s west coast and, Red Sea, Middle East.

Rosecot caters for both international tourists and business travellers alike.
Rosecot is a charming, B. Listed 18th century end terraced-villa, which in the past formed part of Coaching Inn.

Rosecot lies in picturesque surroundings close to the River Esk, in a private lane just off the A68.

Although over many years Rosecot has seen many changes, the entrance hall and middle landing area still retain original features, including cornice and beautiful archways situated in entrance hall and, middle stair landing. Most unusual, although not unique, but rare, is the sweeping staircase to upper private third floor level. Supported only at bottom and top of each floor, integrity is achieved purely by design, treads lock into each other to achieve integrity without the aid of vertical supports.

The final compliment is the one piece mahogany handrail which gracefully sweeps down from top to ground floor level. Indeed it stands as testimony to the designers and artisans of bygone years.
